Followed New Precipice walk west before short climb to pillar- stunning sunset view down Mawddach estuary. Exit west, down through woods on FP returning on broad forest track to original old steps.

Drove up the narrow lane to Taicyhaeaf to find the access road to Foel- Ispri- Uchaf farm and the start of the New Precipice Walk. The lane to the farm is not well sign posted and there are three gates to open and pass through. Once at the farm there is parking for about four cars. Took the path behind farm which heads up towards the trig point. Should have packed my x-ray spec to see the views.

Handsome squat stone slab trig, near hidden by the green quarried gnolls above the "new" precipice walk. Spotted this on the website and the views do not disappoint. Love this area from the Rhinogs down to the Tarens, but despite over 17 years of visiting don't think I've ever seen such a full frontal and entire view of the Mawddach, sumptuous. Especially after the grey and low cloud of the morning.

Walked from CP at Penmaenpool Bridge. 200m up steep road, then E/NE on FPs through forest to Foel-Ispri-uchaf. Around farm buildings on FP to Access Land then to TP. Breathtaking views for so far around, and down Afon Mawddwch to the sea - superb for such a relatively low-altitude TP. It got dark while I was at TP, so retraced to farm, then followed farm road N, SW to regain minor road back to start. Excellent short hike.

Save this one for a good day. Great viewpoint for both the Mawddach estuary and the southern Rhinogs. For parking Llanytud is an option but instead continue east for about 2 miles and turn right up the minor road opposite the toll road over the estuary. Continue past the chapel and then take the road on the right parking either where a track joins on the left or a little further on after passing through a gate into some natural woodland. If time allows and the weather clear head up past the liamas at Cessailgwm Bach climbing Y Garn first then taking the ridge back to Foel Ispri for completeness the view from the summit is one of the most extensive in Souther snowdonia
